The ROSIER agency offers for sale a remarkable private hamlet of medieval origin in need of restoration, ideally located at the gateway to the Luberon, between Gordes, Robion and L'Isle-sur-la-Sorgue.<div><br></div><div>Offering more than 900 sqm of usable floor area, this rare property comprises several protected buildings arranged around charming inner courtyards that reflect the richness and complexity of its architectural history.</div><div>The western section, more recent in its construction, provides generous volumes spread over three levels and includes approximately fifteen bedrooms.</div><div>The eastern section, older and now more altered, nevertheless reveals spaces of great authenticity: vaulted rooms with fireplaces, former guard rooms, stables, as well as the remains of a fortified tower which later became a Templar commandery dating back to the 11th century.</div><div>The stone façades still bear witness to the many transformations the site has undergone over the centuries. Several architectural features remain beautifully preserved: spiral staircases, carved stone frames, arches and ancient vaults, all of which give the property a truly distinctive charm and character.</div><div><br></div><div>The entire property now requires complete restoration, offering the opportunity for an ambitious project, particularly in the field of hospitality or charming guest accommodation. Its privileged location close to the main routes of the Luberon valley, as well as the future cycling path crossing the Vaucluse department, makes it a particularly strategic setting for such a development. Naturally, any residential or commercial project remains subject to the relevant administrative authorizations.</div><div><br></div><div>The land of approximately one hectare comprises a pleasant garden planted with mature trees and featuring a pool area, as well as an agricultural field formerly cultivated, which extends the property harmoniously.</div><div><br></div><div><u>Historical notes:</u></b> The site is believed to have been established on the location of a former Templar tower built along the Via Domitia, the great Roman road linking the Pyrenees to the Alps before continuing towards Italy.</div><div>This ancient route notably passed through Nîmes and Cavaillon, crossed the Luberon towards Apt, and then reached the Alps via the Montgenèvre pass.</div><div>Following the barbarian invasions of the 5th and 6th centuries, when Provence passed in 536 from the rule of the Ostrogoths to that of the Franks, part of the territory was attached to Austrasian Auvergne. The border between these provinces was located near the property. To protect this frontier, a military outpost was established along the Via Domitia, known as the “castrum de monte alvernico,” later called Vernègue.</div><div><br></div><div>In 1195, the renewal of an alliance treaty between the Count of Toulouse and the Count of Forcalquier mentioned as the boundary between the two counties “the Vernègue of Lagnes, on the right bank of the Durance.”</div><div>In 1237, Raymond VII, Count of Toulouse, granted the fief of Mont Alvernic to Guillaume de Sabran in exchange for military service. Over the centuries the estate passed through many hands.</div><div>In 1789 it belonged to the Abbey of La Chaise-Dieu before being sold as national property on April 7, 1795, to Pierre Portalis of Avignon for the sum of 305,000 livres.</div><div><br></div><div>More recently, in the 1980s, the site enjoyed a new life as a charming hotel and restaurant, before being gradually abandoned after its closure approximately forty years ago. Today, this historic property offers exceptional renovation potential, with extensive possibilities for hospitality and heritage enhancement, ideally positioned along a key axis linking the Luberon, the Pays des Sorgues and Mont Ventoux.</div>
