The ROSIER agency is offering this medieval private hamlet for sale, in need of renovation, at the gateway to the Luberon between Gordes, Robion and Isle sur la Sorgue.

With a usable area of over 900 m², the property comprises various listed buildings arranged around interior courtyards. The western part is the most recent and offers large volumes and around fifteen rooms on three levels. The eastern part is much more damaged and includes vaulted rooms with fireplaces, guard rooms, stables and the remains of a fortified tower and then an 11th-century Templar commandery.

The stone facades reveal the many successive alterations, and certain elements such as spiral staircases, frames, arches and vaults are superb and lend the place a great deal of charm and character.

The entire property needs complete restoration to turn it into a hotel or commercial project, given its proximity to the main roads of the Luberon valley and the upcoming cycle path crossing the department of Vaucluse.

The approximately 1-hectare plot consists of a garden area with large trees, housing a swimming pool area, and a former agricultural field that could be converted into a large car park.

History: the complex was built on the site of an ancient Templar tower located on the Via Domitia (the Via Domitia was a Roman road running from the Pyrenees to the Alps and then on to Italy, passing through Nîmes and Cavaillon, crossing the Luberon to Apt, and then the Col de Montgenèvre).

After the barbarian invasions of the 5th and 6th centuries, when Provence passed from Ostrogothic to Frankish rule in 536, part of this province was united with Austrasian Auvergne; Auvergne and Provence formed a single territory, with the border running close to the property. This border, located on the Via Domitia, was protected by a military post that took the name ‘castrum de monte alvernico', then Vernègue.

In 1195, the renewal of an alliance treaty between the Count of Toulouse and the Count of Forcalquier indicated ‘the vernègue de Lagnes, on the right bank of the Durance' as the boundary between the counties ‘. In 1237, the Count of Toulouse, Raymond VII, gave Guillaume de Sabran the 'fief of Mont Alvernic" on condition of military service. The estate changed hands many times, and, in 1789, it belonged to the Abbey of La Chaise-Dieu. It was sold as national property on 7 April 1795 to Pierre Portalis of Avignon for 305,000 pounds.

Finally, this property was a charming hotel and restaurant in the 1980s, then was completely abandoned after closing around 40 years ago.

The renovation offers great potential both in terms of accommodation and for a commercial venture open to the public on a main road between Luberon and the Pays des Sorgues and Mont Ventoux.
