Located in a nice area, half way up a hill, near a lovely hamlet, 3 mn from the picturesque village of Montagne and 10 mns from St Emilion, this estate sprawls over 12,5 ha (10,5 ha of which are a single vineyard in the Montagne-St Emilion appellation). Around the charming home 2ha with two ponds await some landscaping. The house was renovated with great care. It comprises a large 220 m² reception hall, perfect for weddings or tastings, a lounge, a dining room, a large eat-in kitchen and 6 bedrooms, totaling 800 m². The outside was elegantly designed and the interior decoration is close to being finished. An outbuilding is in the process of being refurbished as well. The 110hl concrete vat room and the classical, well-equipped cellar are completely adapted to receiving the vineyard's entire production. The wine is sold mainly abroad, in bottles (not in bulk) The 10.5ha vineyard, on a good soil, is planted in 95% merlot and 5% cabernet franc. The average age of the vines is 30 years and the density is 5500 stocks per hectare. It is in good condition as the old vines have been uprooted and replaced. A merger of both appellations, Montagne and Saint-Emilion, is expected in the near future. The care given to the vines and the cellar in this family-owned winery contribute to producing a wine both fruity and powerful, very typical of its appellation.
