Built after the French Revolution, this grand estate was once the largest producing Armagnac farm in the area. This sizeable Gascon property, comprising outbuildings, barns and a separate guest-house, sits in a tranquil position far from any other neighbours or roads and enjoys a bucolic backdrop with 14 hectares of private park and woodland. The property has a typically Gascon ''look'' with its pale cream façade, and light blue shutters. The gardens are substantial with many mature trees, shrubs and plants. The park is a riot of colour with plenty of space in which to lose oneself. The entrance to the property is gated with high walls to each side, ensuring a sense of privacy, with a separate gated entrance via a small private courtyard leading to the guest house. The wrought iron gates open onto an elegant driveway, with lawns extending as far as the eye can see, with many different shrubs, flowers and trees. The pool is set at a discreet distance and not visible from the house. This property has all the feel of a grand rural estate, with the promise of tranquillity. It has been the main place of residence for the same family for many years and proved to be a comfortable family home, with the feel of a well-lived in, much loved home. Like many Gascon properties the main house is bisected on the by a large central hallway (2,1m x 8,7m), with a first-floor hallway mirroring the one on the ground floor. The ceiling has feature beams. All of the doors which lead from the central hallway have glass panels which creates a sensation of light throughout the house. This property is unusual as there is a second spacious hallway, which cuts across the first, to form the shape of a cross, creating a pleasant flow from room to room, north/south and east/west. All of the rooms are generous in size, each with a specific purpose, either formal or informal - which is one of the advantages of having so much space! Through the main door, and on the left of the entrance hall, there is a spacious kitchen and breakfast room. The far end of the kitchen is fitted with kitchen units, with the front section offering space for a large table and chairs in the corner, and an armchair by the second window. This room is comfortable and cosy and often used as an informal sitting room. A cream coloured double-fronted stove with a gas hob has been inserted inside an old fireplace with a wooden mantlepiece, lending the room a rustic farmhouse ambiance. The kitchen is large enough to incorporate an informal sofa area by the window with views to the front garden. The floor has terra-cotta style tiles with two windows to the front gardens. On the opposite side of the hallway is a snug, or sitting-room, which is elegant yet comfortable, with two windows, and a fireplace. Glass panelled doors to the hallway keep the room and hallway light and bright. Original oak beams run across the length of the ceiling and there are old oak beams set into the walls. A modern style ''insert'' wood-burning stove has been inserted into a fireplace with a stone surround. The floor is laid with modern terra-cotta tiles. To the rear of the ''snug'' or sitting-room a formal dining-room has been set up in a transversal hallway with French doors to the garden. On the other side of the hallway there is a spacious cloakroom and cellar area, with a downstairs cloakroom/WC. To the rear of the property, on the other side of the dining-room, there is a formal reception-room (5,7 x 8,2) which is spacious in size. This is a lovely light room, decorated in pale creams and yellows, with a tiled floor and an ''insert'' wood-burner slotted into the old fireplace. On the other side of the hallway from the formal sitting-room, there is a useful utility room, vast in size (5m x 8.6m2), with a separate linen-room (2,5 x 3,5), boot-room (2,7 x 4,6) and wine -cellar 2,2 x 3,5). This section of the house houses all the practical white goods, co
