This rural small holding, comprising an old stone farm house, a contemporary guest villa, and agricultural outbuildings, is located in an utterly private situation, to the North of Saint Clar. It offers a wealth of space opportunity for anyone wishing to live in a rural haven, or to develop an equestrian centre, or touristic activity. In a privileged position, the property is accessed via a long drive, far from the road, the property benefiting from far-reaching views over 25 acres of private pasture. The main property is a traditional Gascon farmhouse in ochre-coloured stone. The main door opens onto a wide, traditional hallway, that runs through the property, creating an immediate sense of space and elegance. Unlike many traditional farmhouses the property is light and bright. With two main sitting-rooms, one to each side of the hallway, and a vast kitchen, with impressive ceiling height, offering generous living accommodation. The kitchen has been fitted with a range of quality units, and a lovely old range cooker. From the kitchen a door leads onto a 'summer reception room' or covered terrace area, where the current owners confess to spending most of their time in the warmer months. This large outdoor/indoor space is divided into a seating and kitchen area and runs the length of the rear of the property, with pleasant views to the countryside and horses in the fields. On the ground floor there is a spacious bedroom with en-suite bathroom, as well as a private cloakroom. The first floor is a mirror image of the central Gascon corridor on the ground floor. The walls of this wide and generous hallway have been lovingly restored, so that the individual earthen bricks dating back to the 17th century can be seen. On the upper level of the main house, there is a study area, at the end of the hallway (a snug work area, tucked away) two bedrooms and a bathroom. The bedrooms have feature beams, showing the original timbers of the property. The condition of the main house is immaculate, with double glazing throughout (except the kitchen door to the terrace), and stylish fixtures, fittings and decorative work throughout. The farmhouse is a gorgeous home, both comfortable and refined, allowing the buyer to move in, without any need for work. The guest villa, although not a traditional stone building, being built in the mid -part of the last century, has been invaluable in terms of developing the family business. There are three properties in total, since (in addition to the stone farm house), the villa is itself has been divided into two individual units or apartments, each with its own kitchen, sitting room and bedroom, enabling two families to let the property at the same time. Here at Bliss: we particularly like the sense of space, both with the individual farm and guest villas, but also the land. Driving down the long farm track from the country lane, there is a sense of entering another world, where a family can live in peace. The land tapers up through the hillside to woodland beyond, a great place for ramblers or dog walking. This is a property which will appeal to horse lovers, or anyone wishing to make their home in the heart of a nature reserve. Owner's Comment We have always been attracted to the lifestyle in France and the space that properties here offered. We first began our property search in the Dordogne. However, whenever we viewed a property, we checked the land first, walking all over it, and found to our disappointment that it was not good grazing land. We also required a well or a spring that never dries up. We wanted to follow our dreams, I suppose. Life wasn't so bad in the UK as we had a small-holding there, with dogs and horses. So, the French property had to be right! When beginning our property search we knew we wanted to have a substantial property with enough land for horses, a project to occupy my husband and somewhere with business potential for holiday lets. We were impressed with the potential of this p
